This is usually the case with what is called the roof decking. The decking is simply the wooden structural layer underneath the roofing materials. This can either be a wood sheathing or a concrete slab in the case of a flat roof. There are tests available to determine the condition of the decking, but it’s true condition can only be known once it’s exposed. Replace or repair? - When to replace a roof

When evaluating the condition of your roof, all three major roofing components must be carefully examined. The roofing material is the easiest to evaluate because it is completely exposed and easy to inspect. If the roofing material is past its useful life and requires replacement, we always recommend replacing the underlayment as well since the two work together. Besides, the underlayment will be damaged from the removal of the roofing material, and we’ll already be up there. The decking if heavily damaged, usually rotten due to moisture intrusion, can be felt when walking on the roof as it will be soft or when sound tested will sound dull and hollow. You always want the decking solid and strong and we always advise to replace any damaged, wet, soft, rotten, or moldy decking.
There are two standard options for the existing roof:
- Demolish and remove the existing roof, then install the new roof.
- Install the new roof directly on top of the existing roof.
A number of reasons can cause a roof to require re-roofing and some of those reasons are: the expected lifespan of the roofing materials has ended, incorrect original installation, sun or wind damage has taken its toll on the roof, organic growth has caused damage to the roof and allowed moisture to enter, rotting, mold, animal/pest intrusion, impact from an object, or any number of other items.
